This kitchen remodel was for a client we had already partnered with to remodel their main bathroom. So, we knew their home’s history, and since their bathroom remodel had revealed improper, unpermitted, and unsafe work, we were prepared to uncover the same in their kitchen. We decided to remove everything in the kitchen down to the studs and subfloor so their new kitchen would begin with a clean slate. And our collective suspicions were correct as we found more of the same within the kitchen’s walls.

We next removed an unnecessary exterior door and framed the opening to allow for more cabinetry and counter space. One of the discoveries we made was that a pass-through had been created in one of the load-bearing walls by cutting the studs without installing a header. This caused the floor joists above to drop ½”. So, the joists were jacked back into place, and a proper load-bearing header was installed to carry the load across the pass-through.

Next, the electrical had to be updated to meet the code requirements for the new layout, as well as fix some illegal wiring we had found hidden inside the walls. At this point, there was a five-day wait for the electrical inspection, so attention was given to the flooring. Some of the subflooring was replaced, then the whole floor was sanded while attached to a shopvac, swept clean, and wiped with a priming solution to remove any dust that was left. A ½” cement board was installed in a combed mortar bed to prepare for laying tile later on. The other small tasks that were completed during the waiting time were finishing the siding on the exterior of the home where the door had been removed, bringing the insulation up to code, stocking the drywall in the home, and making sure the work site was in order.

Once the electrical inspection was passed, the drywall was installed and finished to a level five smoothness. The Huntwood cabinets were installed, and the countertops were templated for the quartz. While waiting for the quartz countertops, the walls and ceiling were painted, large format tile was installed on the floor, lighting and electrical fixtures were installed, and new trim was installed and painted.

After a week, the countertops were installed, followed by a light gray subway tile backsplash. Lastly, the sink, faucet, and appliances were installed, and the kitchen was cleaned.

This kitchen took four weeks to complete.

Bathroom
This bathroom was brought down to the framing studs and floor joists due to a lot of water damage. We had researched the permit history of the home prior to beginning the bathroom remodel and found that though the previous owner had pulled no permits, they had attempted renovations in the room; some attempts were illegal, and all were very unsafe. Our electrician and plumber brought the room up to code, and new drywall was hung and finished to a level-five smoothness. Then we installed a new tub, tile surround, large format tile flooring, elongated toilet, furniture-styled double vanity with his and hers recessed medicine cabinets, new champagne bronze fixtures, new solid core doors and trim, and an updated exhaust fan.

This bathroom remodel took eight days.
